Rental Application information...
General Application Information:
After completing the application and submitting
the $35.00 nonrefundable application fee,
Tarrant Management, Inc. will process the
application and you will be notified if it
is approved or disapproved. This usually
happens within 48 hours (depending on the
accessibility of your references).
Upon notification that your application has
been approved, you will need to come into
our office and sign a lease agreement. The
property remains on the market until a lease
is signed (No deposits are taken until the
lease signed).
Tarrant Management, Inc. does not discriminate
on the basis or race, color, sex, religion,
national origin, handicap or familial status.
A rental application must be completed by
every applicant and occupant who is over
the age of 18 (each must have a state-issued
driver's license or state identification
card)
The agents who work for Tarrant Management,
Inc. are Texas Real Estate agents and represent
the owner of the properties that we manage
in all situations.
Qualifying and eligibility rental criteria:
RESIDENCY: A two year minimum residential
rental history is required which must provide
evidence of satisfactory payment and sufficient
notice of lease termination. Foreclosures
filed within the last two years are considered
derogatory rental history. Mortgage verifications
will require six months of cancelled checks
showing prompt payment or written verification
from the mortgage company. First time renters
may qualify if all other criteria have been
met.
EMPLOYMENT: You must be currently employed
and/or provide additional source(s) of verifiable
income that meet property income requirements.
New employers, as well as previous employers,
must be verifiable if moving from another
city.
INCOME: All of your income must be verifiable
and the total combined monthly incomes in
the household must be equal to at least three
times the amount of the monthly market rent.
Allowances from parents, or any other inconsistent
income such as alimony and child support
are not considered verifiable income. All
banking information submitted is subject
to verification.
CREDIT: Your credit report will be reviewed;
the majority of all credit that you have
must be current and in good standing with
each creditor. Any outstanding residential
rental debt is unacceptable. Any bankruptcies
filed within the last two years will not
be accepted. Cosigners are not accepted.
CRIMINAL HISTORY: Tarrant Management Inc.
will reject applicants with any felony convictions,
adjudicated verdicts, or pending cases, misdemeanors,
and current indictments or pending charges
for drug related crimes, prostitution, sex
offenses, firearms, or crimes against persons
or property. This applies to all residents
and occupants. (As defined in Chapter 481.000
of the State of Texas Health and Safety Code).
YOUR APPLICATION MAY BE REJECTED IF YOU HAVE:
Ø An eviction by a prior landlord
Ø Outstanding debt or unpaid damages to a
previous landlord
Ø Undisclosed criminal record, felony or
misdemeanor
Ø Registered as a sex offender
Ø Conviction of, possession, or distribution
of a controlled substance
Ø Currently pending the outcome of a felony
or misdemeanor charge
Ø Invalid social security number or Driver
license
Ø False information on your application
Ø Incomplete application, including applicant
signature on all pages of the application
and this form
Ø Failure to pay application fee at the time
of application submittal
"Signing this acknowledgement indicates
that you have had the opportunity to review
the landlord's tenant selection criteria.
The tenant selection criteria may include
factors such as criminal history, credit
history, current income and rental history.
If you do not meet the selection criteria,
or if you provide inaccurate or incomplete
information, your application may be rejected,
and your application fee will not be refunded."
PETS: Depending on each property and each
owner, pets may be acceptable with a $200
deposit per pet. NO "vicious" Dogs
are allowed (i.e. pit bulls, rottweilers,
dobermans, chows, or German shepherds)
REPAIRS: Neither Tarrant Management nor individuals
owners of the properties repair items such
as refrigerators, washer/dryers, garage door
openers, sprinklers or security systems.
These are considered "convenience items"
to us and are not warranted at all. We generally
take care of all other problems in each house
that are not tenant caused.
All requests for repairs must be in writing;
FIRST MONTH'S PAYMENT / LATE PAYMENTS: The
first month's rent and all deposit(s) must
be paid by cashier's check or money order
and are due when keys are picked up. Cash
payments are not accepted. Rent is due on
the first of each month. There is an initial
late charge of $25.00 for rent not received
by the third of each month. An additional
$5.00 per day will be assessed until balance
is paid in full. A $25.00 service charge
is applied to all returned checks, plus late
fees.
OTHER ACKNOWLEDGMENTS:
Neither the owner, the manager of the property,
nor their employees, agents and representatives
of Tarrant Management, Inc. shall provide
security services to the resident pursuant
to the lease.
Protection for resident or resident's guest(s)
from criminal activity is exclusively the
responsibility of the resident.
Privacy Policy on Personal Information:
We are dedicated to protecting the privacy
of your information. This includes your Social
Security or other government identification
number. Our privacy policy is to help assure
you that your information is kept secure.
We follow all federal and state laws regarding
the protection of your personal information.
How information is collected. You will be
furnishing some of your personal information
(such as your Social Security or other governmental
identification number) at the time you apply
to rent from us. This information will be
on the rental application form or other documents
that you provide to us either on paper or
electronically.
How and when information is used. We may
use this information in the process of verifying
statements made on your rental application,
such as your rental, credit and employment
history. We may use the information when
reviewing any lease renewal. We may also
use it to assist us in obtaining payment
from you for any money you may owe in the
future.
How the information is protected and who
has access. Only authorized persons have
access to your Social Security or other governmental
identification number. We keep all documentation
containing this information in a secure area,
accessible only by authorized persons. We
limit access to electronic versions of the
information to authorized persons only.
How the information is disposed of. After
we no longer need your Social Security or
other governmental identification number,
we will store or destroy the information
in a manner that ensures that no unauthorized
person will have access to it. Our disposal
method may include physical destruction or
obliteration of paper documents or electronic
files containing such information.
Locator Services. If you were referred by
a locator service or another real estate
agent, please be aware that they are independent
contractors and are not our employees-even
though they may have initially process rental
applications and fill out lease forms. You
should require any locator services you use
to furnish you their privacy policies.

off of I-30. From downtown, take I-30 west
to SH 183, then follow the "183 South"
sign, which will take you under the interstate
going south . Please note that the street
has now changed to "Alta Mere".
There will be two car dealerships on the
right, first a Nissan Dealership, then a
Mitsubishi Dealership. Take a right on Rosewood
by the Mitsubishi Dealership & you will
come up to Joyce Drive. Our office is on

Tarrant Management, Inc. offers a wealth
of experience in all aspects of property
management. We feel that our success is directly
attributed to the "hands on" management
of all the staff working together for your
property to:
* Market the home through the newspaper,
yard signs, flyers, and other management
firms.
* Screen applicants, show the homes, check
the tenants out
* Explain leases carefully, execute pet agreements,
go over the use of appliances and mechanical
equipment.
* Coordinate the move out of the tenants,
send out move-out letters, physically check
the tenants out when they vacate, send deposit
refund letters, manage the turnarounds.
* Collect rents, send owners a monthly report
(and a check!)
* Receive and coordinate maintenance calls
and requests (invoice the tenant when repair
is due to negligence).
* Check the property periodically.
* Send out Winter freeze and Spring yard
care letters, coordinate the fertilization
of the yard twice a year.
* Keep the owner advised as to upcoming major
repairs or pertinent tenant information.
* Analyze market, taxes and insurance increases
for lease renewals, handle lease renewals.
* Execute tenant evictions as needed
* Provide year end reports and 1099's for
income tax purposes.
